About Us
For over 30 years, we have been active in real estate development and have completed numerous projects in Germany during this time. For more than seven years, our focus has been on Koh Samui in Thailand, with a clear specialization in income-generating properties.
Our aim is not simply to build, but to deliberately develop properties that perform in the market. Each of our properties is designed from the outset to be suitable for both owner-occupancy and rental, with a clear focus on demand, occupancy, and long-term stability.
We consciously rely on our own on-site team. With around 50 permanent employees, we manage all processes ourselves—from planning and construction through to completion. This allows us to maintain full control over quality, processes, and costs.
What sets us apart is the combination of many years of experience, local market understanding, and a clear system: we do not develop for the moment, but with a view to sustainable use and long-term economic success.
In addition, we handle the leasing and maintenance of the properties through our own management structure. This ensures that our properties are not only built, but also successfully operated over the long term.
Our goal is to provide investors with simple and transparent access to a functioning real estate market, with projects that are well thought out, carefully executed, and focused on generating returns.
OUR INVESTMENT OBJECTS
FORMS OF OWNERSHIP
Leasehold
Leasehold – Long-term right of use
Since foreigners in Thailand are generally not allowed to directly purchase land, the leasehold model was created as an established and legally regulated alternative.
This involves a long-term right of use, usually over 30 years, which is contractually agreed upon. You acquire the building or property and simultaneously secure the right to use the land for the agreed term.
This model is also provided by the Thai government to give foreign investors a structured and legal way to invest in real estate.
Clear, professional contract drafting is always essential – then leasehold is a proven and widely used model.
Freehold
Freehold – Ownership for foreigners
So-called freehold refers to genuine ownership. As a foreign buyer in Thailand, you can own certain properties – especially condominiums (Apartments) – purchase directly in your own name and you will be officially registered in the land registry.
This option was created by the Thai government to allow international investors access to the real estate market. A legal quota applies, according to which up to 49% of a building may be foreign-owned.
Freehold offers you a clear, long-term ownership structure and is the most direct form of real estate ownership for foreigners in Thailand.
